Hospitality Flooring: Kitchens, Bars and Pool Areas

  • Hospitality projects are subject to some of the strictest slip resistance requirements.
  • AS 4586:2013 and HB198:2014 set P5 as the standard for kitchens and bars, with P4 or P5 required around pools.
  • Certification before supply and retesting after installation are essential to avoid costly remediation.

Hospitality flooring combines operational complexity with high regulatory expectations. Kitchens, bars, and pool areas all demand surfaces that perform under wet conditions, contamination, and heavy traffic. For manufacturers, certifiers, and facility managers, understanding these requirements is essential.

Kitchens and Bars

Commercial kitchens and bar service areas are considered the highest-risk flooring environments. Under AS 4586:2013 and HB198:2014, they require a P5 classification. This ensures surfaces provide maximum slip resistance even in the presence of grease, spills, and heavy use. Installing anything less exposes operators to unacceptable risk and immediate compliance failures.

Pool Areas

Pool surrounds and change areas are another critical zone. These must meet at least P4 under AS 4586:2013, while ramps and stairs leading into water require P5. These ratings recognise that wet barefoot use demands far greater traction than general circulation areas.

Bathrooms and Ensuites

Although smaller in scale, bathrooms and ensuites also require careful attention. Minimum classifications start at P2, but higher ratings may be specified depending on moisture exposure and interpretation of HB 198:2014.

Certification and Monitoring

Certification under AS 4586:2013 before supply provides assurance to builders and operators. Once installed, surfaces must be monitored under AS 4663:2013 to ensure performance in service. Finishes, coatings, and wear can all degrade slip resistance, sometimes rapidly.

Hospitality flooring failures are costly and disruptive. Certification before installation and regular monitoring after use prevent disputes and protect guests, staff, and operators.
