Meet Brendan Sheedy
Experience on Both Sides of the Risk Equation
Brendan Sheedy brings over 25 years of shopping centre and retail property management experience to Zerofal’s slip resistance testing practice. He understands not only how surfaces are tested — but how claims are investigated, how insurers assess documentation, and how asset managers manage liability exposure.
From Retail Asset Management to Slip Risk Control
Before leading Zerofal’s testing operations, Brendan built a long-standing career within the shopping centre industry.
His roles have included:
- Shopping Centre Manager (Westfield, JLL, Knight Frank)
- Retail Asset Property Manager (Sydney Harbour Foreshore Authority)
- General Manager – capital works and retail consultancy
- Senior management roles within agency and institutional property structures
He has managed:
- High-traffic retail centres
- New and distressed retail assets
- Capital works programs
- Leasing and tenant performance
- Contract negotiations
- Compliance and risk minimisation
This experience shapes Zerofal’s approach.
Slip testing is not treated as a laboratory exercise.
It is treated as an asset risk decision.
Understanding What Happens After an Incident
Brendan has sat on the other side of the table:
- Reviewing incident reports
- Managing insurers
- Responding to tenant concerns
- Balancing remediation costs against exposure
- Managing owner expectations in relation to risk
That perspective informs how Zerofal documents and interprets results.
Testing is conducted in accordance with:
- AS 4663:2013 (existing surfaces)
- AS 4586:2013 (new surfaces)
But interpretation is delivered through a property risk lens.
When classification changes occur, the discussion includes:
- What this means operationally
- What this means contractually
- What this means defensibly
Why Direct Access Matters
Clients deal directly with Brendan.
There is no outsourced testing team.
No call centre.
No generic reporting.
When a result is borderline, interpretation matters.
When slope correction applies, accuracy matters.
When a certifier requests clarification, responsiveness matters.
Experience in property operations changes how testing advice is delivered.
Zerofal’s Position
Zerofal is not positioned as a commodity testing service.
It is positioned as:
- Measured verification.
- Clear documentation.
- Defensible interpretation.
Testing is technical.
Risk management is strategic.
The two must align.

Don’t Wait for Handover Week to Book Your Lab Test
Late booking of AS 4586 testing can delay certification. Testing the final surface system is critical.

Retail Entries: The First 3 Metres Are the Highest Risk Zone
Most retail slip incidents occur at entry thresholds. Annual testing provides defensible documentation.
